A certificate of insurance, or COI, is a one-page summary of your coverage that proves to a landlord, client, or project owner that your policies are real and in force. It lists your carriers, policy numbers, limits, and effective dates, and names the certificate holder requesting the proof. It is typically issued on the standard ACORD 25 form, and it is very often the last document standing between you and a signed lease or contract. The lease's insurance section names required lines, limits, and usually additional insured wording. The property manager compares the certificate against it line by line.
General contractors and project owners
